Owners Services - Introductory Plan

We will inspect the property in order to advise on a marketing strategy, your obligation as a landlord, and the likely rent attainable. We will advertise on our web site and to selective applicants on our register and erect a To Let board if required and accompany prospective tenants over the property. We will prepare or assist in the preparation of the Tenancy Agreement and on the commencement of the term advise the appropriate service suppliers of the change of tenancy. If required, we will draw up an inventory and Schedule of Condition or in the case of furnished properties instruct a specialist company to do so at the expense of the Landlord. In any event we strongly advise that an Inventory is prepared. On the commencement we will collect the first months rent and deposit if appropriate arrange for the counterpart of the Agreement to be stamped and forwarded to the Landlord for safekeeping. For this service our charges are 10% of the gross rental plus IVA due for the agreed term of the tenancy up to twelve months. The fees are payable at the Commencement of the tenancy and will be deducted from the monies recovered by Hintons on the Landlords behalf. If at a later date a Renewal Notice or Possession Notice is required, the cost of the documents will be charged to the Landlord.

Owners Services - Full Management Plan

For those who wish to leave all maintenance, administration and rent collection and accounting in the hands of Hintons. In addition to the services under the heading Introduction Only, Full Management will include rent collection, arranging for repairs where necessary and carrying out regular inspections of the property. We will carry out quarterly inspections of the property on your behalf and arrange and supervise routine or emergency repairs and where necessary hold a reserve fund in accordance with the requirements of the particular property. However, it is important to note that we reserve the right to undertake repairs without notice to you if you are unavailable or we consider the repair to be an emergency or a requirement by statutory legislation. When acting as agent of necessity the landlord will undertake to fully reimburse us, upon demand, for any shortfall over any monies we hold. Our rent collection service includes issuing of demands and drawing up bankers orders, issuing reminders when necessary and notifying landlords when rent is overdue and liaising with landlords solicitors when legal action for recovery is required. We can remit to you for the rent less any charges either on a monthly basis or quarterly. At the determination of the tenancy we will serve the appropriate notices, arrange an inventory check out and inspection and deal with dispersing the deposit. In addition, if required, Hintons will arrange for payment of regular outgoings such as service charges, ground rent, insurance premiums, maintenance charges etc. on behalf of the Landlord. For the service Hintons charge 10% of the gross rental plus IVA due for the agreed term of the tenancy up to twelve months payable at the commencement plus an additional 5% of the gross rental plus IVA for the duration of the tenancy paid monthly.
